A LIMITED RELEASE ON THE SEA OF CORTEZ.
EAST CAPE, BAJA CALIFORNIA SUR
Where the desert meets the Sea of Cortez, the coastline remains beautifully under the radar: an unspoiled stretch of Baja where nature still sets the pace and the landscape is largely untouched.
Just minutes from Cabo Pulmo and its protected reef, and within easy reach of San José del Cabo, this is the quieter side of the peninsula: warm, glassy waters that are swimmable nearly year-round, secluded beaches and a slower rhythm far removed from the Pacific's surf coast on the other side of the cape.
NEST Baja arrived here because the land asked for restraint, not intervention. The Villas follow the same instinct, built to sit lightly within this untouched landscape, as part of a hotel that is already open, already operating, and deeply rooted in its surroundings.
LIFE AT NEST BAJA
At NEST Baja, wellness has always been a way of life, not an amenity list. Therapeutic massage, sound healing, and traditional temazcal ceremony take place at NEST Spa, while yoga and meditation unfold on open-air decks facing the sea, and breathwork follows the rhythm of the wind rather than a schedule.
Beyond the deck, the Sea of Cortez offers its own kind of stillness: calm, warm waters for swimming
Life here isn't only about having a home. It's about finding a rhythm.
Mornings begin slowly, marked by nothing more urgent than the light changing over the water. Days unfold around the tide, not the clock.
and snorkeling almost year-round, the protected reef at Cabo Pulmo just minutes away, and, for a few weeks each winter, the slow passage of migrating whales offshore.
This is a place built for people who already know how to slow down, and simply want somewhere honest enough to do it.
A turnkey home on one of Baja’s last unspoiled coastlines. NEST Baja Villas are delivered complete: furnished, equipped, and ready to live in, within a limited masterplan set among coastal dunes, desert scrub, and open water.
Two typologies. Two- and three-bedroom villas, each with its own private pool.
Ownership within an operating hotel. The Villas sit inside NEST Baja, part of the Design Hotels portfolio by Marriott. Once a villa enters the rental pool, it's promoted through the same reservation system as the hotel itself. Owners have access today to the private beach club at 9 Palmas: golf cart transfer, bathrooms, light lunch, loungers, and umbrellas. A spa, wellness area, gym, pool, and lounge are planned as the hotel expands (2027–2028).
Off-grid by design, not by lack. Solar power with battery storage and centralized generator backup serve the development.
Designed to feel connected to the landscape rather than apart from it, each Villa offers a private foothold in a place where the desert still meets the sea on its own terms.
In remote Baja, energy is usually the problem, but here, it's already solved.
Fully furnished, move-in ready. Furniture, appliances, and an equipped kitchen are included. Nothing to source, nothing to specify.
